As our Commercial Preconstruction Project Manager, you'll take the earliest pieces of a project - drawings, ideas, scope, pricing, risks, questions, and possibilities - and shape them into a plan that is clear, competitive, and ready to execute. - Follow established policies and procedures related to the proposal process, including estimating and proposal preparation. Prepare proposals in a timely manner, ensuring alignment with project objectives and budget targets.
- Communicate directly with owners, architects, and other representatives to clarify scope, negotiate pricing, and present value-driven alternatives.
- Collaborate with project managers, account managers, and field leadership to ensure estimates align with production capabilities, labor strategies, and safety considerations.
- Build and maintain strong relationships with vendors and subcontractors to secure competitive pricing and reliable material availability.
- Utilize and maintain the centralized cost estimating database and follow formal standard operating procedures to support cost estimating and ensure historical data is effectively used.
- Prepare cost estimates for large, complex, multi-disciplined projects at various stages of design, from conceptual and budget estimates to detailed take-offs and pricing. Coordinate and lead project meetings and review schedules to fully understand agreements and work scope.
- Collect and analyze project data and information, including equipment drawings, schedules, submittals, material lists, specifications, and other related documents.
- Support project management throughout all phases of the project.
- Work with the preconstruction team and Commercial leadership to identify opportunities to create efficiencies, achieve cost savings, and enhance customer value.
- Analyze collected data and metrics, determine project requirements, and prepare and present complex proposals to project management for approval.
- Lead the management of incoming and outgoing drawings, and create and maintain appropriate logs for assigned construction projects through handoff to the execution team.
- Negotiate construction pricing with service providers, vendors, and subcontractors to support competitive proposal development. Obtain multiple quotes, evaluate offers, and select the most suitable options.
- Prepare economic feasibility studies related to changes and adjustments to cost estimates. Perform risk assessments to account for potential deviations from the project plan and resolve cost discrepancies as needed.
- Work with Industrial leadership to investigate, review, and recommend opportunities to create efficiencies, reduce costs, and enhance customer value.
- Develop and foster an environment of open communication, collaboration, and mutual respect. Support team meetings, consistent communication, reporting, and feedback within the team and with leadership. Communicate effectively with architects, engineers, clients, contractors, and subcontractors.
- Perform other related duties as assigned.
Required Education & Experience:
- Four-year degree in Engineering, Construction Management, Architecture, or a related field; OR a two-year degree in Mechanical Technology, CAD Drafting, or a related field PLUS a minimum of two (2) years of project-related experience; OR a minimum of five (5) years of commercial construction experience.
- Minimum of three (3) years of estimating experience with a strong understanding of commercial mechanical systems, equipment, construction drawings, specifications, and techniques.
- Proficient in Microsoft Office Suite and estimating software relevant to commercial mechanical construction.
- Demonstrated organizational and time management skills, with the ability to effectively prioritize and manage multiple projects simultaneously while consistently meeting deadlines.
- Strong attention to detail and ability to work efficiently in a fast-paced, deadline-driven environment.
- Commercial mechanical project management experience is preferred.

- This position will office in Duluth, MN.
- Must possess and maintain a valid driver's license and have the ability and willingness to travel occasionally to project sites, training sessions, and other business-related activities as required.

Compensation & Benefits:
- The expected annual compensation range for this position is $80,900-$121,400. Compensation offered to the selected candidate will vary depending on relevant knowledge, skills, training, experience, and market conditions.
