Overview
Colliers Engineering & Design is seeking a Project Services Specialist to work in our Holmdel, NJ office. The Project Services Specialist will assist Project Managers and work with Clients and their Attorneys to obtain Local Regulatory Boards and Agency Approvals for construction with little to no supervision from the Project Services Manager or Geographic Discipline Leader.
Responsibilities
- Prepare application paperwork and submit application packages to various agencies, boards and committees.
- Obtain property owners list, rules and regulations from various agencies, along with requesting any current site plan/subdivision applications and checklists.
- Engages in direct client contact (fees/signature/required paperwork).
- Request and obtain serviceability letters from the utility companies. Complete Load Data Applications along with engineer for connection and load approval.
- Maintain record of pending or completed permits and approvals in Permit Tracking Database and provide regular updates to clients.
- Constant coordination with all agency reviewers to assure application completeness and timely reviews.
- Utility coordination with the Client and Utility Company to obtain service work order numbers (approvals) on Service Disconnect, Temporary Service and Permanent Service.
- Execute utility disconnect, reconnect, agreements and transformer orders.
- Construction utility coordination demolitions/install/renovation.
- Building permit applications, coordination delivery.
- Signage permit applications, coordination and delivery.
- Coordinate with the Planning/Zoning Board to obtain on final plan approval, signing and recording.
- Prepare and process Demolition Applications including submission coordination with utility companies and building department.
- Work with the Contractor and Utility Companies to coordinate any agreements, checks, approvals and amended approvals required. Obtain constant contact with the contractor through the construction process. Any utility, permitting, and fees needed to keep construction moving.
- Coordinate with the client, township and the Contractor to obtain final Certificate of Occupancy.
- Work with the Client and the Bonding Company to request, submit and coordination Performance, Maintenance and Stability Bonds.
- Coordinate with the township and client to have any existing site Bonds released.
- During the Performance Bond release if a Maintenance bond is needed work with client and bonding company to submitted request, obtain, and submitting the bond.
- Sit in on Weekly client meetings and be able to offer permit updates.
- Prepare and/or assist in the preparation of due diligence and feasibility studies.
- Prepare project schedules and updates with Project Manager Supervision.
Qualifications
- Associate's degree or equivalent experience.
- 3 to 8 years of experience in permitting.
- Advanced customer service skills.
- Advanced written and verbal communication skills.
- Ability to multitask and prioritize.
- Advanced Organizational skills and attention to detail.
- Proficient in Microsoft Office Suite/365 applications.
- Proficient in Microsoft Project.
- Ability to problem-solve.
- Resourceful and proactive.
- High level of professionalism and discretion in business matters to handle confidential information.
- Ability to read, write and understand English for purposes of comprehending written job-related communications and verbal instructions and interactions.
Compensation: $28.13 to $43.89 per hour (depending on qualifications)
