Overview

Salary: $77,920 - $119,478 + eligible for bonus program

The Facilities Maintenance Manager/Supervisor is responsible for overseeing the maintenance, repair, and continuous improvement of building systems and infrastructure within a large-scale warehouse and distribution campus. This role ensures the facilities operate safely, efficiently, and in compliance with all applicable regulations while minimizing downtime and maintaining operational readiness.

This position requires a hands-on leader who promotes a strong problem-solving culture within the maintenance team. The ideal candidate combines technical expertise, leadership capability, and a proactive preventative maintenance strategy. They are comfortable researching technical solutions, learning new repair techniques, and expanding their capabilities to solve maintenance issues internally whenever safe and practical.



Responsibilities

Facilities & Equipment Maintenance

    Oversee daily maintenance operations for a large warehousing and distribution campus, including building systems, mechanical equipment, and infrastructure.
  • Manage preventative and predictive maintenance programs for:
    • HVAC systems
    • Electrical systems
    • Lighting
    • Plumbing
    • Fire protection systems
    • Dock equipment (dock levelers, doors, seals)
    • Conveyors and material handling systems (if applicable).
  • Ensure timely troubleshooting and repair of facility and equipment issues to minimize operational disruption.
  • Maintain facility infrastructure including flooring, racking, doors, roofing, and exterior areas.
  • Promote a culture of continuous improvement by identifying opportunities to perform repairs and projects internally when safe and appropriate, researching solutions and learning new techniques to enhance the maintenance team's technical capability and reduce external repair costs.

Team Leadership

  • Supervise, train, and schedule maintenance technicians and support staff.
  • Provide hands-on technical guidance and mentorship.
  • Instill problem-solving mindset in team members, creating the initiative to research solutions, learn new techniques, and apply them safely and effectively in a facilities maintenance environment.
  • Establish performance expectations, provide coaching and conduct performance evaluations.
  • Coordinate with operations leadership to align maintenance priorities with warehouse activity.

Preventative Maintenance & Reliability

  • Develop and manage a preventative maintenance (PM) schedule.
  • Utilize CMMS systems to track work orders, maintenance history, and asset performance.
  • Analyze maintenance data to identify recurring issues and implement reliability improvements.

Vendor & Contractor Management

  • Review and evaluate vendor repair and maintenance proposals to ensure scope, pricing, and materials are appropriate.
  • Identify opportunities where work can be safely and effectively completed by the internal maintenance team to reduce costs while maintaining quality and compliance.
  • Manage third-party vendors and contractors for specialized services such as HVAC, electrical, fire safety inspections, and building repairs.
  • Review vendor performance, contracts, and service agreements.
  • Ensure all vendor and contract work meets company quality standards and safety requirements.

Safety & Compliance

  • Ensure facility compliance with OSHA, local building codes, fire safety regulations, and environmental requirements.
  • Maintain documentation for inspections and regulatory audits.
  • Promote a strong safety culture and ensure safe work practices among maintenance staff.

Inventory Management

  • Track maintenance costs and identify cost-saving opportunities.
  • Manage inventory of spare parts, tools, and maintenance supplies.

Facility Improvements

  • Identify opportunities to improve facility efficiency, reliability, and energy usage.
  • Support facility upgrades, capital projects, and expansion efforts.
  • Collaborate with engineering, procurement, and operations teams on layout or infrastructure improvements.


Qualifications

Education & Experience

  • Demonstrates ability to comply with YLA Core Competencies: Problem Solving & Decision Making, Accountability & Responsibility, Communication, Collaboration & Teamwork, and Customer Focus
  • High school diploma or GED required, technical certification or associate degree in facilities management, mechanical, electrical, or related field preferred.
  • 5+ years of facilities maintenance experience, preferably in a warehouse, manufacturing, or distribution environment.
  • 3 + years of leadership or supervisory experience managing maintenance staff.

Technical Skills

Required Skills

  • Strong working knowledge of general building maintenance including framing, drywall, painting, flooring/carpet, plumbing, and basic electrical work
  • Ability to diagnose issues and perform hands-on repairs when needed
  • Experience supervising maintenance staff and coordinating outside contractors
  • Knowledge of preventive maintenance programs and facility upkeep
  • Ability to read basic building plans, work orders, and maintenance documentation
  • Experience with work order systems and preventative maintenance planning.

Preferred (Desired) Skills

  • HVAC systems knowledge (installation, troubleshooting, or oversight)
  • Concrete work and structural repair experience
  • Welding or metal fabrication skills
  • Experience managing facility improvements, renovations, or capital projects
  • Familiarity with building codes, safety regulations, and compliance standards

Leadership & Operational Skills

  • Strong organizational and problem-solving skills.
  • Ability to prioritize maintenance tasks in a fast-paced operational environment.
  • Effective communication with technicians, vendors, and operations leadership.
  • Strong safety mindset.

Physical Requirements

  • Willingness to be hands on
  • Ability to walk large warehouse facilities frequently.
  • Ability to lift up to 50 lbs.
  • Ability to climb ladders, work at heights, and access mechanical spaces when necessary.
  • Comfortable working in warehouse environments with temperature fluctuations.

Preferred Qualifications

  • Certified Maintenance Manager (CMM) or similar certification.
  • OSHA safety training or certification.
  • Experience with automated warehouse or conveyor systems.
  • Experience managing large distribution centers (200k+ sq ft).
