Position Description:
Lead SourceBlue Estimating processes and; accountable for estimating functions throughout preconstruction phase including material calculations, project budgeting, bids and negotiation, and coordination with larger Preconstruction, Sales, and Project teams

Essential Duties & Key Responsibilities:
1. Lead and manage SourceBlue Estimating processes and estimating functions during preconstruction phase and allocate appropriate resources for estimation of projects.

2. Oversee reimbursement of Estimating employees and costs as related to General & Administrative (G&A) expenses.

3. Enhance relationships with clients, architects, design community, and Trades to explore and secure future business development opportunities.

4. Oversee and manage processes to review drawings, specifications, and other construction documents; inform SB senior management of design-related problems, completeness of documents, and other potential risks.

5. Oversee development and issuance of Bid packages to vendors. Assess vendors' bids against contractual requirements and prepare bid analysis for project team review.

6. Solicit vendor pricing for SB project estimates and budgets in partnership with the Global Sourcing team.

7. Assess vendor contract terms and specified packages. Coordinate review with SB Project Executive and SB National team, close bid process, and communicate awards to vendors.

8. Overall management and development of lump sum bids and collaborate with senior management for approval.

9. Lead development of market research for upcoming work.

10. Oversee development of General Conditions/General Requirements (GC/GR) estimate.

11. Manage and oversee Value Engineering process during preconstruction.

12. Collaborate with SB Business Development to prepare proposals and participate in sales and client presentations.

13. Collaborate with SB Procurement to develop and evaluate procurement schedules and resources and analyze subcontractor proposals.

14. Coordinate with SB Operations Lead to support Launch Matrix preparation, scheduling, evaluating, executing, and managing meetings for each estimating milestone.

15. . Work with Operations Lead to ensure timely and complete Constructability Reviews and incorporate into milestone estimates to extent required by contract.

16. Coordinate with Lean Manager to develop and execute Pull Plans for design, estimate , and GMP schedules.

17. Prepare comparison analysis to previous estimate and develop clear and concise message to explain variances for each project stakeholder.

18. Manage Budget Control Reports between each milestone estimate to manage cost events and value engineering opportunities. Provide variance reports for each milestone estimate to communicate scope development.

19. Provide recommendations and alternatives for strategic supply chain awards for final product selection by stakeholders.

20. Apply expertise in purchasing, product, technical, and supply chain to provide guidance to SourceBlue (SB) project teams for assigned project(s)

21. Serve as advisor and subject matter expert of assigned SourceBlue core products (mechanical or electrical) for assigned project(s)

22. Lead Target Value Design process as appropriate for select projects.

23. Participate in hiring process, onboard and deliver timely performance feedback for direct reports, contribute to performance appraisals during annual performance cycle, utilize talent management systems, and identify appropriate training to help with individual employee and team development needs.

24. Other activities, duties, and responsibilities as assigned.

Qualifications:

1.Bachelor's Degree from accredited degree program in Engineering, Architecture, Construction Management, or related field, and minimum of 12 years of Building Construction experience required, or equivalent combination of education,
training, and experience

2. Experience with variety of building construction types

3. Thorough understanding of drawings and specifications, general contract and subcontract documents, materials, means and methods

4. Thorough knowledge of construction cost, scheduling, estimating, purchasing and engineering principles and techniques, and accounting principles

5. Extensive client relationships that generate leads and sales opportunities

6. Extensive knowledge of regional market, competition, and industry trends

7. Extensive experience analyzing estimating documents

8. Advanced project management skills, able to manage high volumes of work and ability to move projects forward in a complex environment in a timely manner

9. Extensive management experience required, and coach and mentor others, observe performance, identify areas of development, and effectively provide performance feedback

10. Seasoned negotiation skills

11. Executive level presentation skills, anticipates needs of audience, and tailors communications appropriately

12. Pursues everything with energy, drive and sees initiatives through to completion

13. Effectively works across levels within organization

14. Advanced process and critical thinking skills with sound judgement decision -making

15. Ability to leverage lean concepts and continuous improvement methods and tools

16. Proficient in BIM (Building Information Modeling) and lean, and project management and scheduling software

17. Proficient computer skills and Microsoft Office suite of applications

18. Active leader in community and industry related activities

19. Travel as needed

*The salary range for this position in Denver is estimated to be $163,000 - $209,000 annualized. *
