Construction Manager (PM3) - Fulltime - Corporate Facilities

GENERAL SUMMARY: The manager will report to the Director of Construction within Strategic Infrastructure
Planning and Implementation, which is responsible for all planning, design and construction efforts for Henry Ford Health (HFH). The position is responsible for developing, managing, implementing, design and construction of projects in a multitude of environments. Projects will include, but are not limited to: facility additions, complex and multi-phased renovation projects, medical equipment projects, major infrastructure upgrade projects and any other projects as assigned. The principal accountabilities are to assume successful completion of all projects by partnering with design, and overseeing construction, equipment, furnishing, IT, and supporting occupancy planning. Responsibilities also include, but are not limited to space planning, design, project finance, project programming, conceptual estimating, and review with the authority having jurisdiction and project close out. Reporting to this position will be up to 3 Project Managers (PM), levels 1 & 2. This role
will also manage any contracted employees or outside PMs; some ambulatory support operations may also report to this position. Hiring and ongoing supervision, including performance reviews and monitoring are expected.

PRINCIPLE DUTIES AND RESPONSIBILITIES:
1. Develops and manages project scope, schedule and budget for assigned projects at all HFH locations.
2. Assures compliance with internal policies, procedures, standards of accrediting bodies and government agencies. Supports and implements activities associated with the Joint Commission, CMS for Environment of Care and Life Safety, LARA -Bureau of Community & Health Systems - Health Facilities Engineering Section and Bureau of Fire Services.
3. Meet with customer (key stakeholders and end users) to define the scope of work and assess the space requirements, etc. to support moving forward to the estimating phase.
4. As needed, work with internal or outsourced A/E to develop a preliminary plan to review with the customer to define the project scope prior to estimating the cost.
5. Coordinate with interior design for furnishing, finishes and equipment to be incorporated into the Construction Documents.
6. Oversee and work with internal or outsourced Medical Equipment Planner to develop equipment budget and list, and ensure equipment is ordered timely to meet occupancy requirements. During this process, also coordinate with TRIMEDX on equipment selection, procurement and installation.
7. Review with Medxcel Facilities the capacity of the infrastructure serving the project area to determine if funds to upgrade the infrastructure need to be included in the total project budget.
8. Develop the total project budget, submit to the customer for their review and approval.
9. Once the customer provides the source of funding, prepare proper forms and documentation and collaborate with team members to finalize and submit to Finance.
10.Works with Strategic Sourcing to develop request for proposal (RFP), award and hire architects, engineers, contractors, and construction managers.
11.Partner on/oversee design meetings to ensure there are no additions to the scope of work. Review the Architect/Engineer's request for additional services and approve as applicable.
12.Oversee design and construction progress meetings.
13.Collaborates with care areas to create a positive patient experience.
14.Maintains electronic records of all project documentation.
15.Review proposed subcontractor bid list from the Construction Manager to ensure opportunities for diverse contractors is being provided.
16.Monitors project scope and schedules.
17.Collaborates with Medxcel Facilities.
18.When applicable, provide Medxcel Facilities, TRIMEDX, and the assigned HF IT Construction Project Manager a set of the Construction Documents for their review and comments. Review any comments with them and have the Architect/Engineer revise the Construction Documents for those that are applicable to the scope of the project.
19.Collaborates with the Information Technology Construction Project Manager.
20.Collaborates with the assigned design and interiors staff on Furnishings and Fixtures installs and moves.
21.Tracks all project financials in e-Builder, including project funding, budget, commitments, actuals, projections, forecasts, and cashflow.
22.Updates status on all projects in e-Builder.
23.Communicates effectively with leadership and within the department.
24.Works across an integrated system by developing strong partnerships, both internal to HFH and with HFH's external vendor partners.
25.Uses analytical and quantitative acumen related to planning, design, construction, and owner activation.
26.Manages and prioritizes multiple projects.
27.Reviews CM's project closeout documentation prior to final payment, saves electronically in the project folder and shares with Medxcel Facilities.
28.Reviews the A/E's final record drawings (PDFs and CAD files), saves electronically in the project folder, shares with the PDC Design Lead prior to final payment.

EDUCATION/EXPERIENCE REQUIRED:
* Bachelor's degree in Construction Management, Engineering, Architecture, Business Administration or related field preferred.
* Minimum of 7-10 years of experience in healthcare design and construction project management, with at least 3 years in a senior project manager role.
* Ability to handle multiple projects and prioritize tasks effectively in a fast-paced environment.
* Excellent communication and Interpersonal skills.
* Strong problem-solving skills and attention to detail.
* Self-directed and motivated; skilled at motivating others.
* Effective collaborator; accountable for self and others.
* Proficiency in Microsoft Suite (Office, Excel, PowerPoint, Project), Bluebeam, eBuilder, and SharePoint.
