POSITION DESCRIPTION MAINTENANCE SPECIALIST FACILITIES & MAINTENANCE DEPARTMENT

Creating jobs and opportunities for people with disabilities so they can have a good quality of life.

RESPONSIBILITIES

1. Conducts repairs on company property in an efficient and workmanlike manner to include carpentry, plumbing, painting and mechanical

2. Conducts repairs of similar nature at the Melwood residential properties, when assigned.

3. Assists supervisors in identifying current and future maintenance needs.

4. Watches out for safety and fire hazards and reports them promptly or takes direct action to eliminate them.

5. Assists other maintenance personnel in maintaining efficient operation of the garage, including cleanup, inventory control and tool control.

6. Plays a major role in the general upkeep of the company property: road maintenance, lawn and field mowing, erosion control and snow removal.

7. Supports the maintenance system by complying with all aspects of the paper flow and encouraging others to also do so: work request, gas log, vehicle fluids checks, purchase orders and petty cash process.

8. Must be flexible and willing to do new things having to do with minor construction.

9. Ensure assigned vehicle is maintained.

SUPERVISION RECEIVED

This position is supervised by the Maintenance Supervisor.

SUPERVISION EXERCISED None.

PHYSICAL QUALIFICATIONS 1. Must be able to stand/walk 85% of work time; sit and/or drive 15%.

2. Must be able to lift, carry, push and/or pull 80 pounds; must be able to stoop, kneel, crouch and reach.

3. All of these requirements are necessary in order to properly perform maintenance duties such as carrying tires, supplies. Should be able to climb and balance may need to use a ladder and/or stairs.

4. Must be able to communicate with all staff, consumer and public. Hearing and. vision are required as driving is required.

QUALIFICATIONS

1. Must have a High School diploma/GED and valid Maryland driver's license.

2. Must be able to work with hands and work around equipment.

3. Must be able to read a map, and be willing to work and learn.

4. MS office skills as well as familiarity with email and other commonly used computer applications.

5. Must have own tools.
