Essential Job Responsibilities:
The Facilities Manager is responsible for managing/maintaining the facility, equipment, critical spares and equipment inventory, and the associated grounds. This role will oversee the functioning of building systems including, but not limited to state-of-the-art passenger boarding bridges, luggage conveyor system, mechanical, electrical, plumbing, fire/life safety, escalators, and elevators; as well as overseeing outside contractors for facility preventative maintenance and repair. Rely on extensive experience and judgment to plan and accomplish goals. Performs a variety of tasks while leading and directing the work of others, including vendors.
- Oversee the building and grounds maintenance programs, including janitorial, landscaping, plumbing, carpets, painting, windows, etc.
- Develops and maintains written building policy and procedure recommendations.
- Conducts troubleshooting, repair, and maintenance tasks such as, but not limited to VFD replacement, drive/motor replacement, drywall patching, changing light bulbs, drain cleaning, etc. as needed.
- Direct, coordinates and plans essential services such security system maintenance (in coordination with the designated Facility Security Officer), cleaning, waste disposal and recycling.
- Ensures staff safety and the building's health and safety requirements.
- Manages vendor contracts, including sourcing and selection.
- Overseas and submits applicable accounts payable vendor invoices to General Manager.
- Space management and business furniture installation, maintenance and procurement.
- Manages critical spares and equipment inventory.
- Assess the current condition of all electrical, HVAC, plumbing, fire and safety, security and other essential systems in the building and ensure that all comply with applicable building and/or fire codes. A heavy emphasis is placed upon personnel, comfort and safety while on premises.
- Maintains and safeguards accurate records of the condition of all the equipment/systems and creates a schedule of regular evaluations of these systems, including appropriate maintenance procedures as needed.
- Creates monitoring systems or programs to detect problems/maintenance needs in a proactive manner.
- Develop a system for cleaning, repairing and normal maintenance of building systems and facilities to reduce overall long-term operating costs.
- Participate in preparing a budget for all maintenance related projects and expenses. May include the preparing and presentation of reports to senior management on planned upgrades, code changes, etc.
- Calculates and compares costs for required goods or services to achieve maximum value.
- Develops and maintains back-up systems for such critical items such as power and water, as well as other disaster response and recovery preparations.
- Educates and trains employees in the proper use and care of equipment such as fire, safety and health. This includes evacuation drills related to fire, hurricanes and other natural perils along with development and maintenance of emergency supplies as part of a broader Emergency Response Plan.
- Manages and leads changes to ensure minimum disruption to core business activities.
- Prepares documents and puts out tenders.
- Other duties as assigned.
Qualifications:
- Minimum 7 years of experience in professional building management or related field.
- Knowledge of building codes, maintenance, repair, and construction techniques.
- Knowledge of PLCs, HMIs, building automation systems and controls, and LEED requirements.
- Exceptional written, oral and interpersonal communication skills with high customer service orientation.
- Procurement and contract management experience required.
- Strong project management skills.
- Creativity and flexibility will be required.
- Ability to obtain and maintain a valid TWIC.
- May require some travel time and must be available to be on-call for certain conditions after hours and on weekends.
Work Environment:
- Noise level in the work environment is frequently loud.
- The worker is required to have visual acuity to perform an activity such as operating machines such as lathes, drill pressure, power saws and mills where the seeing job is at or within arm's reach.
- The worker is subject to both environmental conditions: Activities occur inside and outside.
- Must be able to work varying shifts including weekends, holidays, and nights.
