Location: This is a hybrid (virtual/onsite) position with required onsite days on Monday, Tuesday and Thursday and may be assigned to any Consumers Energy Service Center located throughout Michigan's lower Peninsula. The selected candidate must be within a commutable distance or willing to relocate (relocation package is available for those that qualify).


General Summary of Job Responsibilities

The Senior Title Agent directly supports and contributes to multiple corporate World Class Performance Goals including Renewables Availability, CAIDI, SAIDI, Gas Delivery and Methane Reduction by leading timely analysis, preparation and delivery of real estate/title agreements needed for construction, maintenance, repair or replacement of critical infrastructure. The Senior Title Agent will champion the acquisition of property/property rights through independent research, analysis and interpretation of complex real estate agreements and determines appropriate actions. They will also drive alignment with internal stakeholders (including legal, permitting, environmental and asset management) and develops agreements (easements, options, purchase and sale agreements) to assure adequacy of all property rights required to support current and future business needs.

Essential Duties and Responsibilities

  • Communicate and align with internal customers and stakeholders (to include legal, environmental, survey, and cross functional real estate groups) about existing land rights and acquisition due diligence
  • Ensure timely and accurate entry of company land rights with our company document management systems
  • Lead timely and accurate preparation of legal agreements in support of analysis of property rights (easements, options, purchase and sale agreements)
  • Utilize independent judgement to determine adequacy of existing forms and identify additional language required on a case by case basis
  • Create document templates and maintain document storage and accuracy across multiple document storage platforms
  • Coordinates with project managers to create, modify, and manage standard agreements and templates in support of land acquisition
  • Run existing processes, job aids, and work instructions
  • Work with internal stakeholders and subject matter experts to draft new processes as the need is identified
  • Research, analyze, and interpret existing real estate agreements located in the document management system, individual County locations to determine adequacy of existing property rights and identify/define new rights required
  • May often be required to seek out alternate records resources
  • Leads due diligence efforts and coordinates the issuance of title insurance for all real estate closing on all land acquisition via fee option, easement, assignments, leases, BTAs, etc.
  • Conducts title review to ensure the accuracy and completeness of land rights and/or to identify and bring forward deficiencies requiring curative action
  • Other duties as assigned or may be necessary

Knowledge/Skills/Abilities

  • Strong knowledge of real estate title law, title industry standards and real estate transactions
  • Ability to read, map and draft legal descriptions
  • Identify, analyze and evaluate the impact, rights and restrictions contained in legal documents and contracts associated with land rights
  • Ability to interpret survey drawings, engineering, construction and plan and profile drawings, title, abstracts
  • Ability to research public records both online and in person related to land at county clerk/recorders offices and circuit clerk offices.

Education/Experience

  • Bachelor's degree in business, real estate, land planning or related field with four (4) or more years experiencein handling real estate transactions from one of several functions, including: negotiating on behalf of sellers/buyers, appraising real property, or researching/reviewing title information to establish ownership interests, and/or managing third party vendors
